Not really an investment more like a forced savings plan.There is no logic in not wanting to sell a bad investment.

One is investing, the other is not.Selling losers is a good plan however parking surplus cash in real estate is a bad plan.

Only problem: They barely cash flow to the tune of $50-150/month i.e. you're one bad incident away from wiping any returns. 

Everybody’s situation varies therefore the choice of strategy and tools to use demand a different focus.

This is what gives wholesalers a bad reputation.

I have a bad feeling about it.

Is negative cashflow a bad thing if we occupy one unit?

Remember a personal home is a lifestyle choice not a investment unless you are definatly planning to move out at the end of a year.I would hope that the money to buy was a loan and not a actual partnership.

If you have serious cracks with large gaps or it is uneven, then you might want to consider some options, but it sounds like your problems are not big.I would consider doing the paint job if the current paint is bad or the color is ugly. 

I think it's a bad deal.
