Usually isn't good to ask an individual to do something a bank would not do (besides the credit issues which a seller is already accepting) that puts them at even a greater risk!

@Carlos EnriquezNo, I cannot access the tenant's FPL account number.I do have an account for that property, but it is the main house account, not the individual unit account.Just to be sure, I called FPL this morning and inquired about the rebate program and the rationale associated with the rebate program requiring a FPL account number for the AC install location.

Ricky, If you can find individual tradesmen that will work for you at an hourly rate, chances are their work will be far under par.

What class is it for/ what type of individual were you looking to interview (agent, investor, etc.)? 

It could be an LLC, trusts, S-Corp or other.As for the extra land and RV park plans, be sure to do tons of due diligence with the local permitting authorities to make sure you can do this and what the rules are.  

so i was at a listing appointment and my client's toddlers were doing storytelling and showing off their Berenstein Bears book... and i couldn't help but notice the spelling has apparently changed to the BerenstAin Bears since the authors are Stan & Jan BerenstAin..the spelling stood out to me like a sore thumb and my client told me she remembers it being Berenstein Bears too but thinks back in our chilhood days (80s) they probably misprinted a whole bunch of books which confuzzled us into thinking it was ALWAYS Berenstein Bears whereas to the current and new generation have always know it to be with the awkward atypical A instead of E like in -Stein because of lost in transliteration back in the 1800s at Ellis Island.it made for an interesting conversation and it is what it is, life goes on; our childhood memories are a couple decades ago afterall; but driving home it irked me that how could the current spelling seem so foreign from all my memories as i too had and read the books avidly, once upon a time. i figured my client's and my mind's playin tricks on me but since i got home i googled and found it is a widespread phenomena.. what do u remember these heartwarming nostalgia bears as, Berensteins or Berenstains!?

Individuals can get involved in real estate without much oversight.

The short of the reasons being-- I've never heard of someone wanting to move to Memphis (speaks to desirability), the market is too high of a renter's market for me (speaks to less owner-occcupants which can affect quality), if I were to have bought in Memphis it would've been 5 years ago when the deals were better before the hedge funds and individual investors ate everything up, and for current times, there are just higher returns and nicer deals (in my opinion) in other markets.

I need someone that has relationships with Metro West and Jeffco Housing Authority.
