I can tell you from first hand experience that what you state has been true for me (unfortunately, I am one of those learning the hard way).I think, if possible, one should question what the first-time CHA inspection pass rate is for a particular PM, % of units that are under abatement, policies and abilities to collect the tenant portion of rents, costs of an annual inspection (from what I've learned, there are always costs after each inspection), plus what vendors they use for things like exterminators. 

Also, a good PM is very aligned with your goals as their ability to operate profitably is very tied the the performance of the properties.

That has to be balanced by maintaining healthy cash reserves, having enough equity to withstand market fluctuations and rental property issues, and your ability and willingness to grow. 

But understanding and utilizing the Stock Market can add to your ability protect yourself further.As a result, I've made money even in the Great Recession.I fully believe that every Investor should be a Generalist in their business as if they are the CEO.

If you are a bigger investor, you need an agent with the ability to find deals off market via coldcalling. 90% of agents won't call and will just search for stuff on the MLS.

One option most ponder over is becoming a Real Estate Agent in the desired market area and is even advocated for in the BP Podcast.The main reason a License is beneficial seems to be due to the ability to be your own buyers agent and save on some closing costs as well as a foundation on which to understand the paperwork and processes of a standard transaction.
