As a Broker/Owner myself I would never allow any of my agents to entertain this idea.

I'd suggest dialing for dollars at local commercial banks to find one that will entertain ADU income. 

The unit is in awful condition, likely because there are too many people living in the 2-bedroom unit (at least 3 adults and 4 children), and their lifestyle habits have caused them to break something almost weekly (shower mixing valve cartridge, rails, cabinets, stairs, etc.).  

After seeing all the feral cats and kittens in the area and my heart breaking worrying about them I also rescued, tamed and adopted out (to loving families) 7 kittens from 2 litters and trapped, spay/neutered and vaccinated 3 adult cats in the process.

Ultimately, it is up to you and what you want to prioritize - there is nothing wrong with getting started in real estate investing right now and at an early age - in fact, as you will find out here on BP, many young adults buy their first property in their early twenties.

We have been entertaining going this route, but not primarily for this purpose.
