Mine is thus...in a nutshell, the only way for a seller to offer seller financing without having to be concerned with licensing, is to have a NMLS registered and State Mortgage Originator Licensee handle the transaction. 

Most of us who have been around long enough have seen plenty go to jail for mortgage fraud so that is the concern raised by others.  

There is a lot of power in a hand written letter sent certified to board members and management - you can copy and paste the provision from the declaration into the letter that they have a duty to repair the damage and state mold concerns.
