You need an attorney to help you in OH - I have one, PM me - on the surface you may be able to owner finance the property and work terms for a buyers favorable to them on the interest rate, mo pay, and term but not the price - In the future, pull a title report or a O&E report at a min - good luck

On the surface it sounds like a great deal, but drill down on those numbers and make sure of exactly what you are looking at for rehab and rental revenues as well as the ARV.

I am in Orlando, FL and there seems like a lot of competition here due to Disney acting as an anchor (this is only my opinion from what i have seen on the surface and so could be wrong).

A couple people also mentioned the Microsoft Surface, but I'm not too keen on tablets (maybe it's just because I've never used one before).  

On the surface I wouldn't be afraid of this issue, although I would understand that it is an issue and work to get it resolved.
