I just had a call with a client who bought about 2 years ago and is looking for another property, we ran some numbers and their payment would be $2100 more today because of the interest rate. 

I had to school a so called wholesaler last week on his comps, lol!

As of this writing, 20 states and 106 localities have passed bans on discriminating against source of income (usually, but not limited to, Section 8) as well as a myriad of other restrictions.What Happened in Kansas CityKansas City, where I live, was the most recent to pass what its advocates call “the strongest source of income discrimination ban in the country.”

For some cold calling, driving neighborhoods, or Zillow, Redfin etc...

We keep a credit on our account so we can just call down and order an inspection without having to either go there or wait til they get our payment. 

Those are phone calls I don’t need to deal with living out of state.

Some months it’s a big renovation that may take 5 months on a new property and some months it’s just some mowing and maybe one or two little maintenance calls.

But strangely enough, of the 10 people who called me in response, 9 want to dump their properties in California City.
