There will be plenty of food and lots of like-minded people at all levels of the real estate game.

There are tenants out there that will run you dry if you cater to their every beck and call.

My husband and I assumed all responsibilities—mortgage, utilities, food, etc.

So why would I consider a less valuable asset class that caters to higher risk clientele for a lower IRR?

I do not charge, and the venue is happy for us to come bring them money with beers and food being purchased.Depending on your preference, do the other stuff in your list instead... have speakers, topics, etc.

People do not go there because it is the greatest food in the world the go there because they know what they are getting and they can COUNT on it day in and day out.

I have been really digging Cleveland as a city, so much cool beer and food and really friendly people.

So.... if they bought the house only a few years ago, then maybe not a big deal, but if they bought it a long time ago and it has a low assessed value, this could mean major dollars in terms of property taxes every year, which is often overlooked.Hope that's some food for thought. 

The location is just off post and the layout of the home caters to the American family, as the layout is very open and spacious.
