I would not rely on any "expert" advice from anyone claiming to be a Real Estate Agent.

That being said, it's hard for even the 'experts' to predict and so we simply have to be certain to proceed with caution - in our personal and business endeavors. 

Now I can understand everyone is an expert in their local market and deals are always going to be available, but with cost basis in mind who else is "Being Patient"?

Start small and build on your own or go big faster by teaming w experts.

I'm not an expert, but that would be a red flag for me if a seller won't allow for an inspection...especially with such extensive damage that would require 67K + in repairs.

As far as reserves go see the above, and additionally after completing a refi I will likely set some of the returned cash into additional reserves per property.I've also read @Brandon Turner's The Book on Managing Rental Properties, sooooo I'm pretty much an expert!

You really need a good PM who has local expert knowledge and run any address past them first.
