@FNU DheeshaktiYou absolutely do not need an agent... you will learn more buying fellow investors coffee and picking their brain... sometimes more advantageous to find your own deals and deal with the listing agent directly... good luck !

A secret spot to consider would be Point Loma, it abuts the airport, has old school charm, incredible new Liberty Station mega multi-use complex of restaurants and shops, and some awesome big remodeled homes, you could get a ton for $4M.

I do love your idea of showing rent on 3 properties, but I would say that you may have a chance of getting one or two mortgages if you shop around, however 3 may be very tough without a solid W-2.
