Hey bp...Im fairly new to real estate and am seeking a bit of input.I am selling my primairy residence in Ca. and buying a primairy in Atlanta.

Wanted to introduce myself ...my name is Isidro...i am from California, i recently got offered an opportunity to get into the real estate investing by my landlord...he has been doing this for about 15-20 years and offered me to work with him...basically i find/generate him leads...he puts 100% of his money, we buy homes cash, if i work on rehabbing he will pay me an hourly rate, and in the end he gives me 40% of the profits...sounds like a fair deal to me since i have 0 liability, i am not using my own money and he is an experinced investor.

We live in Newhall, CA, so buy-and-hold deals are hard to come by, which is why we looked out-of-state.

I'm originally from the DC/Maryland area, but lived in Southern California for almost 10 years, before then moving to northern Colorado for two years.

Currently doing them in Texas and California. 

In need of an awesome property manager in Cape Coral, FL for my parents, they're in  PA while I am in CA so since we can't be there physically I thought this would be a good start. 

CA has homestead law that protects up to only $100k!

I am in California and invest in Toledo OH.

So my girlfriend and I are looking in the Southern California area for an investment property to turn into a rental.
