Since I have a full time job I will start with traditional mortgages and use savings from my job as well as cashflow from the rentals to finance future properties with traditional or hard money lenders as my portfolio grows.I'm extremely excited to see where this journey takes me, I look forward to connecting with you all here on the forums and learning as much as I can before jumping in head first!

I know the area well and condos haven’t done much of anything in regards to appreciation in the last 2 years, so I’d be concerned nearly all of your down payment will be gobbled up by commissions and closing costs if you sell, unless you got a downright phenomenal deal on the place or made significant improvements.

The good thing about the fees is that they cover some of the expenses lawn and plowing, much of the insurance, trash, sometimes water/sewer.The big thing is to read the association bylaws concerning rentals, often they require owner occupancy for one year, or they a have limited number of rental units.

Problem is it's the same brick but colors are probably mismatched due to fading from being in the sun (this is in Las Vegas).But the concern is this-- the retaining walls are really part of the community fixtures that happens to be on the homeowner's property.
