If you're leasing out in the winter, you should also expect slightly lower rents and/or longer DOM.

It's a pretty large space so we plan to use it as a STR year round but if business isn't good in the winter, we may convert it to a medium term.

We informed the lender that we are wanting to have the property become our primary residence in May, because our lease isn't up until May, and we want to make sure the current tenants are safe in the winter of a pandemic.

The tenant on the 3rd floor always complains in the winter time that's it's cold, especially in the bedroom.
