i went to Floor and Decor store and scratched their expensive vinyl plank with a sharp object, and they all scratched.The only thing that didn't scratch was ceramic/porcelain tile.

We sold a place around the corner this past fall with a similar 2nd/3rd floor layout and we found investor buyers and owner occupant buyers liked the uniqueness of the apartment as the market does not have many 3 bed/2 bath units.I'll post the link to the flooring here shortly also.

Under Texas 24.0053(d) If the tenant objects to the justice court's ruling under Subsection (c) on the portion of the rent to be paid by the tenant during appeal, the tenant shall be required to pay only the portion claimed by the tenant to be owed by the tenant until the issue is tried de novo along with the case on the merits in county court.

Also, with new construction you will already be building to new codes by default and not spending time and money deciding what needs to be updated, what doesn't or what should be but isn't required.I have a unique skill set having worked on design in new construction as well as having managed literally hundreds of rehabs on investment properties when working for a national company.
