I think it's the same for the interior. 80% of houses on the strip are in good shape.

The good news is that it has a roof, siding and furnace that are in good shape.

Christopher Thornberg (one of my favorite economists, with a really good track record predicting CA trends), recently said that Bakersfield is one of the fastest growing areas in CA.

If it's in good shape, we turn it over ourselves quickly and move on, charging tenants for any materials that we feel are over and above (like our carbon monoxide detectors were missing, so we charged them for new ones).  

There is not a trend in a majority of states to treat those contracts as executory (not secured by collateral) as opposed to secured.  

They won't tell you that, but it's true.In my experience, new wholesalers tend to focus on building a buyers list because they want to avoid the hard work -- finding deals.I don't mean to burst your bubble, but after years of seeing thousands of people come through these forums, you start to notice trends. 

Their's was a lot better shape, but the previous owners were really hands off and let their property manager cut a lot of corners so I did have some work ahead of me.My wife convinced me to list and show the unit myself instead of turning it over to my realtor as we usually do.

That way I can account that everything was received and make sure everything is in good shape.

These units are all relatively new and in good shape.
