Step 2, open a bank account (you'll need an EIN, which you can get online from the IRS at this link https://sa.www4.irs.gov/modiein/individual/index.jsp.)Step 3, sign a deed of your property into the LLC. 

I don't see an issue with that if the tenant is willing. 

Another issue is these homes have standard 15-30 year loans in my personal name ..... so that is another issue ! 

During the pandemic, my voucher tenants kept our properties whole and we didn't have the massive non-payment issues that many experienced.  

Parking is a big issue so generally you want to be on a corner lot, or cul de sac.
