How will it effect market and what do you see happening in Indianapolis real estate market in near future?

I plan on moving into the basement suite of the new property and renting out the top suite to cover 75% of mortgage. 

She can most likely pay you, what with the law suit victory over the mean landlord and all...

I don't know cost details yet, and obviously that's a huge factor, but I was just curious if anyone here had given it a shot and how effective it was.

I'm thinking about adding some value and exiting with a short term hold (3-5yrs) to trade up via 1031.Occupancy will not effect your financing when you are buying above 4 units.Mark

As an example, if washer/dryers are not en suite, do they charge for the wash / dry?

We would like to add a clause that states something to the effect of:   "Your application may be denied if you or anyone residing on premise weighs over 300 Pounds.Any advice as to the proper way to write this statement?

While its better to own property in an LLC for protection from law suits I have never found a conventional loan that will do it as the lender must follow strict guide lines when making these loans. 

Educate yourself enough to take effective action and then you aim along the way.
