I don't have much info about Georgia... but I did have some thoughts about the "break even or up to $50 cash flow" part of your thought process...The shortest version of my thoughts is - "I don't think that is the greatest idea!"

My thought process was to use a construction loan to build a quadplex of about 4000sqft with each unit being 1000sqft.

There are companies out there that manage the whole process for you, which I am considering, though until now, I have really wanted the understand all aspects of the vacation rental myself.

I joined my local landlord association, started building contacts and connections that ultimately made this venture a success.
