first, get your heat looked at and get a qualified tech to confirm it is working, or fix it. you do not want tenant using a fireplace for heat.second, if tenant rented unit with a working gas fireplace, you are likely obligated to fix it. especially in a tenant friendly area such as California.third, I would seriously consider not leaving this in for subsequent tenants. what if they leave something to close and there is a fire?

We also were nice and dropped her rent $50 a month.That was March 2015 She soon after started paying rent late, like between the 5th and the 15th,and we let that slide, even though the new agreement says we can charge 5% every day it is late past the 1st.

and that provides a constant stream of cancellations, people using pot in the apartment and messes throughout, having to cancel subsequent guests and spending hundreds on cleanup, people smoking against rules, extra guests that were nondisclosed, police visits—yikes.

I think it's the market with the 3rd most appreciation out of any city and I think it was #1 in 08' and also fell the most in the subsequent crash.
