Little to no prior REI experience.One thing I do have though is a good network of resources to get myself studied up.

If you do not show enough income I would suggest trying a portfolio lender, as they may qualify you based on credit and cash flow of the property.  

If it's not really performing much above 5.5%, I'm inclined to suggest: Sell it!

If the taxes are being paid by the bank then it is a good guess that the property is Bank Owned.My suggestion would be to find a local Real Estate Agent with REO experience and talk to them about the property.The whole process is long and slow,  Patience is key

Hello,I am looking for some suggestion for someone to clean the gutters of a small SFR in Victor and remount a gutter.

I said the numbers he suggested were not accurate.

Put the sod in immediately and as suggested get the timer for the water.

Most would suggest using 10% Vacancy, 10% Capex AND 10% maintenance.
