I schedule an open house for 1-2 hours.Apps are faxed back/fee deposited into acct....Since he knows about the property, he can address most questions and provide feedback regarding tenants/concerns..I also try to schedule while we are working on project or getting unit ready..most time it's rented before complete...

I have language in my rental agreement where one of the conditions of getting the deposit returned is "Tenants agree and cooperate to the showing of the premises to prospective tenants at reasonable times;", but I have never used it.

I'm not a lawyer, so no idea legally, but common sense would tell me that if I turned it over to the tenant a year ago in good working order and they gave it back broken, clearly more than normal wear and tear, they would be responsible for it, not me, and I would deduct it from their deposit.

Yes and no.If you are simply assigning your contract (essentially selling your contract) then no you do not need funds except for the earnest money deposit.
