My thought is start building a portfolio of single and multi family rentals (probably out of state just because I'm in one of the hottest markets), and just grind by adding.

You can still buy a single family and rent out rooms.

I have seen 20 unit properties on the MLS with a standard agent that is selling single family homes, and I have seen 6 units on Loopnet with brokers that only focus exclusively on (fill in the threshold) type listing.  

All of the product is nearly identical in target market reach (Class A, high rent).

The algo was built to push the best properties at the best rate to the front of the line because they want to put the best product out there.
