Fast forward to today and realizing the amazing amount of time I spend DAILY not only coordinating projects (which if you can't stand, this is not a career for you) but what is maddening in when I'm simply the conduit to pass very minor bits of info between contractors and as we all know, screwing up on some seemingly minor piece of that info that for instance may seem very minor to myself and lets say the carpenter and electrician, BUT causes a MAJOR hang up for the plumber (and assuming you're pulling permits as I do, toss in an additional delay for the inspector to be re-scheduled and now this formerly minor point has just hung up a big part of a project for days, maybe longer. 

My biggest concern is how to make the ceiling look straight...the very first thing you see when you look up is a crooked piece of crown molding.  

I do see the opportunity to learn about real estate investing now as one piece of finally learning about real estate generally.

Asking price is 145K.It is a great piece of information to know that the banks are not lending much on the under 100K homes.

I have always wanted to have a piece of Twin Falls pie but i have not been able to get a good boots on the ground realtor or partner to work with.  

We purchase 25+ pieces a month.

That said, there are many moving pieces to figure out.

I heard an interesting piece on our local NPR station.  

I guess it is liability, the agent can't be looking up a map on the screen and make a decision that may be subjected to errors and interpretation.However my flood insurance is bought from FEMA, FEMA is the one publishing the new flood maps, I find it insane that I need to hire a professional surveyor to tell interpret FEMA maps, give me a piece of paper so I can give it to the insurance agent, who will then update their information to ask FEMA to adjust accordingly.Also, there is one property where I am partially in one zone and partially in another zone.This property I am like 85% in ZONE X (lower risk) and 15% in ZONE AE (higher risk).
