.- Scenario 2: I rent the same home a combined 91 days a year to tourists, people who come and work as a ski patrol, ski instructor 2 day/week who need a nightly rental here and there throughout the season, holiday helper who work 10 days total for Vail resorts.

In my area the number of listings is going down as properties that were on the market are selling and people aren't doing new listings-likely because they don't want to move over the holidays.
