It would be great to connect with a good, honest wholesaler in the area, as well as any referred contractors. 

I talked to a contractor the other day, he told me he usually builds new houses for $111/sq. ft. + about $22,000 + permit, impact, and architecture fees.

The numbers are good, the seller will finance with agreeable terms, and I walked each unit and entire property with my property manager and contractor.

-HVAC -- you have to get a receipt from a HVAC contractor saying its running clean-Bathroom tub needed more caulking around the edge, to prevent water from reaching subfloor-Toilet was running-a Window wouldn't hold itself up, which ended up being a pretty expensive repair. 

We do have a management company also, but are hands on working with contractor, cleaning etc...  

Make sure you check out your contractor thoroughly, a bad parging job will not survive it's first winter.

Contractors, lawyers, CPA, brokers, title contacts, lenders, and etc. 

Im wanting to buy a home (SFH) and was wondering if the house buying process is the same as buying a SFH investment property ( Doing the Due Diligence, Hiring Contractors, etc). 

Also, if anyone has any realtor / contractor / CPA / attorney suggestions that are familiar with investing and the area, feel free to let me knowThank you in advance, BP community, for helping me get going!
