At an 8% cap rate, that would produce $64,000 of net operating income before debt service.

I do not invest in properties that produce less than a 1000 to 1 ratio. 

If it produces $75K a year in rent, it’s high.  

I suspect it is likely to take at least 5 years for this market to produce a better return than less inflated markets.Good luck
