Not that bad south of I-10 but can be pretty rough on the north side.

Its pretty rural with the closest city of ~5,000 being 15 minutes away.  

My properties there have been pretty stable with very little turn over although I would highly suggest doing a thorough tenant selection as with any rental.  

Most cash investors will take anything at the right price but big red flags would be major roads/ freeways, backing commercial or heavy duty power lines, and houses that are too small for the area, lately it seems popular to flip 3br 800-900 sqft houses which would be a pretty cramped home for most people, usually the buyers there are owner occupants. 

GIvIng an industrIal property a clean bIll of health can be quIte valuable when it comes time to sell it.

Ouch...sounds like a pretty desperate arrangement on both ends but I could be wrong. 

Still, even if it's illegal I'm pretty sure that there are many wholesalers without a license.  

They are pretty aggressive with their marketing - as soon as I signed up for a free account, I started getting e-mails about once a day telling me how much value I could get from a premium membership.

Pretty rare.

It’s pretty simple, if you can make a legitimate claim that it’s your primary residence there’s not reason cmhc won’t insure the loan.I’m pretty shocked a mortgage broker would give that point of view, it’s flat out wrong.
