Obviously if you can do the BRRRR method do it, but that is a lot easier said then done, especially in certain markets.

Are they only in Houston, or other markets, too?

If they come on the market they are sold for top dollar to investors as income producing businesses. 

I believe the rental market is more friendly to the houseowners between spring to summer time for a good ISD area. 

I am interested in purchasing a 2nd multi family right away while the market is good in that area. 

There is tons of information about the market I am looking at.

Unless the market was super hot and values shooting up 1% monthly or more, this could be a huge waste of time.

I watched a video/podcast once that showed a tool/site which allowed you to see what amenities the most offered amenities were in any given market/area ranked from highest to least (like A/C, pool, grill, etc).

I do know they have a healthy marketing spend. 

These options allow them to control expenses better, attract similar tenants, and often achieve higher rents with lower costs.I believe there is a promising market for purpose-built attached single-family homes for rent in Worcester.
