Most sfr detached hoa’s are leads than $100/mo.......townhouse style where cable and roofs, exterior maintenance, lawn care, etc are covered run $150-200/mo. $400/mo is usually condominium, higher end dues.

Next steps if I were in your shoes would be to speak to a good local mortgage broker, several local banks that do HELOCs for investment properties, and a portfolio lender who can offer you commercial style financing if the other lenders can't pull through.
