@Zulma Calderon A slight clarification...nowhere the OP is, auction.com also handles the actual foreclosure auction (as opposed to our county clerk of court) so this could be the actual foreclosure auction, not an REO.

So property "evaluations" are typically exterior only while the property is occupied.If a borrower vacates a property you may NOT simply rent it out.

Technically if I have to pay utilities then the real estate listing and appraisal was fraud because he lied.I do want to try and keep him happy so I had thought about changing a halide exterior light to an LED and putting motion sensor occupancy sensor light switches in the unit so that lights turn off after 30 minutes to try and appease him.

If I refinance to 30 yr now, monthly spend will ~1650 (as opposed to $2250) and this property becomes a positive cash flow altogether then ($200/month) at anticipated rent at $1850.
