@Graham Bates Try asking for owner financing, Establish an LLC in the United States and after maybe 2-3 years of positive cashflow on your LLC Tax Returns you will have a much better chance of obtaining a loan here in the US.

It is something you already gave to someone else.It is possible that IF your student loan defaults and the holder of that loan obtains a judgement, that the judgement can be used to lien your property or garnish your wages.

I don't know if I should go to the banks now with a loan application to obtain funding for a multifamily now, I have rented it for over two years, so I might be able to show rents as revenue with Fanny Mae for debt to income ratio purposes.This sfh is worth about 125k more than what I owe on it that’s:Out of my areaRented until April 1Break even after capital expenditures I was thinking about buying a multi family on a 1031, but I don't want the 45 day rush.

If someone does want a free one (or one that's easy to obtain online) though, I usually suggest going with whatever one has been approved for use by the local Realtor's Association (or Rental Housing Association in some areas) for several reasons.
