Ultimately, my end goal would be to use APIs for lead generation, automate basic qualifying data points based on our personal acquisition criteria (location, potential rents per unit, AVR, rehab costs, etc.) to eliminate the manual element behind analyzing deals. 

Numerous things on this one.1. never trust the seller's numbers for repairs or ARV2. where did you get your rental estimate the house is only 1300 sqft3.

As my partner was not experienced in large site development and specialized in only the construction element of the project, we were not comfortable taking on the liability of a long-term, challenging site development of this scale.

I would either make a deal on entry level sets with a local vendor if you need numerous sets or look for good used matching pieces that should last several years.
