My advice would be to make your offer contingent on either the property be delivered to you at market value rent or vacant.

Luckily one of my terms of the P&S Agreement was to have the place delivered vacant, so it wasn't my responsibility.

The other owner declared herself the mailbox owner in residence - and sorted the mail each day, even delivering it to the next door neighbor.

Elevators are now being delivered for new construction with cellular installed upon request, and the most recent one we had installed has had no issues.

You're pulling a list, skip tracing it, and delivering a message to them. 

Just as I know many companies that charge a full month's fee, but are not the best operators so their teams may not be efficient or especially good at what they do.So, your big question for management companies is going to be how are you going to deliver your services?  

Building opens up more issues than just buying as timeline is extended and more variables are present.You can finance an ADU, the equity bump isn't going to appraise as much as market would likely deliver.

If an appliance is deemed not worth repair, it can take another couple days to get a new appliance delivered.

Also, I know if I delivered it personally, they would not take it well and I want to stay as professional and businesslike as possible (but I have my limits so better to keep things through postal mail right now).
