I know that the fact it hasn't sold is concerning, but what should I do? 

I'm hoping you all can help me understand if I should be concerned.

I have been trying several different methods of acquiring properties in Myrtle Beach, SC but nothing is really bringing in deals at a consistent pace.

As far as taxes are concerned i'm not a cpa, with that being said your llc will be taxed as a pass through entity so you won't be getting double taxed for transferring money to your llc owned by you and your husband.

We are extremely concerned, as the house needs termite, structural, and additional work before we can move in -- we have contractors lined up as soon as possible after closing, because our apartment lease is up in a few weeks so we will HAVE to move in at that point. 

Cons: have to pay a PMI for X amounts of months.My credit is excellent so I don't have any concerns of not getting a loan.

I am concerned that the owner-occupant will damage the property after receiving the force-placed insurance notification request.

@Jo Zhou    I think the problem the PM is concerned about is the fact that they have told the potential tenant that they met the criteria to rent the apartment.
