Commercial brokers will not return your calls.Partner up with someone more experienced and provide value to him/her. 

There are endless ways to set this up, but the most common that I see is a 1-3% acquisition fee, 1-3% asset management fee, 6-9% preferred return and 60-80% of the ownership equity to the limited partners. 

Your student loan debt at 6% is already at a very high interest rate relative to the expected return on potential investments.

We eventually owned three properties for about ten years At one time I had a rental bringing in a 60% return every month.

If you don't know people and you don't have credit to guarantee them a return on a personal level.

Realistically would you have considered investing in real estate when you started out for a 4% return. 

I do plan on living there when I return to work and secure childcare.

Only problem: They barely cash flow to the tune of $50-150/month i.e. you're one bad incident away from wiping any returns.
