The move-in date is 8/6, however they live out of town and won't be back for college until September (I told them I couldn't push the lease out a month).Given that they don't live in town, will it suffice to have them sign it online (currently using an online forms management software that makes online signatures quite easy)?

If it's the latter, the online auction sites start the bids low as a teaser in order to get competition and more bids.

I them know that everybody is responsible for the entire contract amount no matter what happens.I do not allow subletting in your lease.

Splitting the bill is not a great solution - there will be finger pointing over usage no matter what.
