When your using leveraged funds (for the Ramsey addicts I will add PROPERLY using leveraged funds) your tax exposure is on hundreds per month, vs $1k+.

Many investors from California are choosing to invest in the Midwest because of the low barrier to entry and yearly cash returns making more sense in these lower priced markets.

My next question is that it hasn’t been paid down much but just to give you a quick breakdown the house has increased $80K over the last two years and was hoping to tap into that to use to help fund my next deal.

My partners and I are connected with several lenders who want to deploy funds into deals. 

My general rule of thumb is to not sell if you are able to access the funds in some other way such as a HELOC, cash out refinance, second mortgage, etc. 

You can ask for some proof of income from the past year or funds in the bank for income concerns.  

I had a couple people ask me about funding the purchase & renovation, so I am familiar with the project.

I’m just learning about HELOC but have been told to try and fund w OPM.

Now if it is true, my 2nd question is this: Can partial proceeds be used in a 1031 tax exchange and the remaining fund the CRT?
