Sure you made an extra $200-300 when they move in but once the time comes for them to move out there is no incentive to clean the place once they go.I might suggest this fee if you really investigate the tenants past rental history and back ground well.

What happens to the misrepresented investor when the company hurts itself to the point it's now getting investigated by the state who is asking the investors to provide information?

I agree with @Anton Ivanov, at the VERY least you need to have a representative inspecting it for you.However, while I will agree with people here that say, especially on your first deal (and your first deal with any new provider in the future), it is important to lay eyes on a property, I think your chief issue is something a bit more basic - you haven't narrowed down your market or your turnkey provider yet, which leaves you needing to investigate properties all over the country.

That's likely what the unit owner heard below - an experienced manager or vendor may have pressed to open the ceiling and investigate but perhaps they didn't hear anything when they inspected.

We're  looking to purchase a duplex by boise state to live in half and rent the other side to start and then I think investigate land versus other investment deals .
