I did not ask for the whole inspection report to be done, but fair items to be addressed.Advice on next steps?

We  had a new roof put on and had it inspected with no issues. 

For example, changing lock combinations, house inspections, communication with guests, etc.

If you didn't see this dead tree when you inspected the property then how could you ever prove the sellers knew the tree was dead?

However, if someone was to alert them they could choose to do an inspection and actually force you to remove people until you get under that limit.

As you are negotiating the contract, lay out the inspection dates, and closing dates.

Generally any periodic inspection will just be to the outside, rather than disturbing the tenants and if you have friends and family in the area, you could just have them check it out for you, letting them know what to look for. 

The remaining seller's assist came during the inspection. 

@Riaz Salehbhai are you looking for a good PM company or just an individual you can work with to inspect the property?

Go ahead and remove this contingency, but add "Subject to interior Inspection."
