Note buyers will be working pretty much on a targeted yield however and there will be a discount.Now, if you or your partner know of someone else who generally doesn't buy notes, some little old lady getting 2% in her CDs, she may be interested especially under the terms just mentioned.No need to get into other aspects as you have explained your partner wants out (or you do).....but you might also be able to use your note as collateral for a loan if you originate the note well and document it.Good luck...
