What are my risks of buying a property which was sold at a foreclosure auction to one party (who may have made immediate improvements) and then the property was taken by a party which had purchased/exercised  redemption rights. 

I have heard many different arguments from month-to-month, 6 month, 1 year, etc.The property has a pool/hot tub also that we wouldn't mind allowing access to the tenants, within reason.

I would like a community that is safe and/or improving.
