I filed several times against various associations for overcharging me ...they all settle ..sooner or later.

I was a strength and conditioning coach for several years and have owned and operated a couple of businesses(one a personal training gym and another a mobile paddleboard rental service).

For me I was planning on sprucing up the place, but it doesn't cost much to make a small gym, or playground, etc.

Can you find private money to cover the costs so you can rate and term refi sooner than the 6mo seasoning?

Could this have been remedied sooner had we visited the property? 

I know that is typically a big no-no and has been much debated here in the forums, however I think it makes more sense for us to use the money to get ahead sooner rather than later.

I have a steady supporting income from software development that would allow me to afford my rent and a mortgage at the same time if I need to buy sooner rather than later. 

I suggested he ask his landlord if he can stay a couple days longer on a pro-rated basis, and that I would also look into moving sooner myself. 

I wanted to do a cash-out refi sooner rather than later and read up on Delayed Financing which would allow me to cash-out refi up to my purchase price within the first 6 months of purchase.
