Overall, I'd really appreciate any and all tips you guys have for me! 

We are working on acquiring our first property soon.We want to form an LLC for our rental property in works in AL.

So neither of you were doing what you were supposed to....but thats a moot point, because its in the contract, and the seller and buyer sign that form at closing that says they will correct any mistakes post settlement that arise.

For me liability and  potential fire issues are the main concern. 

I feel like this is something that may happen to me, always assume people have the best interest for me, when in fact they may be malicious.

I'm sure others do much better on this, but it's what works for me. 

For me personally, I am wondering about how to benchmark progress.
