You are correct, you can't really average given the variety of material finishes and house sizes it completely depends on the house.

It seems to me the 50% and 2% rules wouldn't be applicable because of the multiple unit factors for some of the related expenses and possible variety of rents.I've read a multi-family should cash flow $100/door with 100% financing (even if you are getting financing, calculate this way).What do you use as your quick rule of thumb?

I would say if you were to choose the first thing to focus on, it would be the KW research...you can have the coolest site but if no traffic is going to it, thats NO traffic to a cool site lolWith the right keyword research you can easily work the proper on-page seo and start pulling long tail traffic by merits of great content, direct on-page with pertinent keywordsI'd say to concentrate on low hanging fruit type of keywords with competition below 1000 in the google keyword planner and do multiple kw's that way you can pull from a variety of kws
