Has anybody researched when all these private equity companies will be free to release the homes they purchased from 2009 to 2015?

The major difference is in the presentation and the fantastic photography from my fiancé' she's a real estate photographer (http://www.sandiegohomephotography.com).The biggest expense was the new washer and dryer ($1500 with a 4 year extended warranty from http://www.abt.com) which was somewhat offset by selling the old unit to another investor on craigslist!

Listing contracts have a start date and must have an end date, though that end date could be extended, repeatedly.

I use a marketing company out of California that handles my website and press releases all for 199$ a month. 

When the loan was extended they screwed up and they wrote me a letter saying so after I called them and complained.  

To me that's a landlord who had a vacant property for and extended period of time and may be ready to call it quits.

If you are going to close in your name and think you'll just transfer into a single member LLC, I'd get a written release from the lender.

Back in early June, the city released their list of unpaid property taxes from the year prior.

The inspectors provided us w/ verification of work complete before we released funds.  

If the owner is cooperative, don't let the contract expire, simply do an addendum extending the date and modifying the financing being sought.
