Apparently breaking the lease agreement by bringing in additional occupants, dogs, or disturbing the peace or threatening the neighbors wouldn't be sufficient to reason to end the lease either.In the end I was put off by the difficulty in getting rid of duds, and the poor caliber of potential applicants who contacted me.

Its a relatively small price to pay for a peace of mindGood luck

It was really just my assumption that after 33 years it was on it's way out and it was more for "peace of mind".

I have a tenant that is willing to pay for significant upgrades that will greatly enhance my property value. 

You could have some license discipline issues out of this situation and it's not worth that in order to save someone a little money and keep peace in the family.

The quality of tenant and the peace of mind are worth it to me.

(I improve the places I live in for my own aesthetical peace, though these improvements didn't cost me a penny.

This is not something I would ever recommend until you are on the ladder and have made some money and are comfortable if the decision does not go in your favor but I believe this is the next step in an investors career path to grow and enhance your portfolio.Are others venturing outside their comfort zone and if so what has been a success for you and why and when did you decide to venture away?

Bass really carries, so no bass enhancement devices either.Since your sub-floor is attached directly to the joists without the sound control between them the noise will carry a lot from above to below and from below to above.

I know I won't have truly have answers until talking to a lender but I'm hoping that someone can give me a little peace of mind that given my circumstances I can get into the market starting this year!
