If you’re small, then this is usually not an issue because most of the time it is an employee and not the owner.As one person already pointed out, an LLC is a company.

Depreciation is not factored into cash flow calculations, you are correct.It's going to be tough to find a true 1% deal on the market, and it has been for a few years.

First starting out can be tough, everything can look enticing.  

Atlanta is a tough market and cash flow isn't easy to come by so if you're able to get out there and start finding/creating deals, you very well might be able to find an investor to JV with. 

Similar examples of illegal discrimination would be "Tesla employees only" or "no college students".Therefore, going back to your original question, I think you would perform background checks and employment verifications as usual.

The tenant that is going to vacate, it would be nice if they get out before, I know that is not the agreement but the person could get a little tough to get out if they want to be tough.
