@Bob Galivan  - great points. a) POS can eat your estimated buy in for sure unless you are well cash capitalized on the buy side b) spot on c) very good guidance, especially for 1st timers or out of state players d) AND EVEN WITH inspections....you easily add a $10-25K repair tab turkey bomb expense to your portfolio.

[7] Are you spec-ing any 24" doors (people like to eat), or is that SOP in the area (because to me the front door looks kind of slim).I think it's a GREAT design.I did a little mockup, the colors I used (to me) are more Seattle than Florida, but just to get an idea vs the line drawing--I can see why you think this will be a great rental!

They don't seem to be having issues raising capital.Keep in mind it's all about risk adjusted returns, some investors are willing to eat a split 80/20 all the way for a deal that may have more operational (sponsor) risk.
