I do have a $75k condo in Brianhead and it does NOT pay for itself (bad snow year, bummer deal, maybe this year it will).Seems like a few others agree that the small towns have good starting cash flow for SFR rentals.  

The townhouse is a short drive to the future Raiders practice facility and supposedly the site of various new construction projects (malls, high rise condos, etc.).  3. 

There's also the cost of HOA fees if you're buying a condo or townhouse.  

I just went into contract on a duplex.

So I am wondering if we should have been very clear that we wanted this duplex for the "added value" we wish to bring (by rehabbing) and turning around and renting & refinance...

I currently have a duplex in Waynesboro and 2 in Chambersburg. 

Also, it seems like there is overbuilding of condo/apt. inventory in Seattle.

To bring in $8k a month in AirBnb on a $700k house vs renting out a private room in a $150k condo is very different.Just like when people say they want to cash flow $100 / door - Is that door costs $50k or $150k?

So far I have been unlucky with the few prior brokers I worked with.Either they have no clue how to deal with rentals and LLC or they never follow up on requests and I have to chase them down for weeks before getting any  return call.I am looking for a broker who could take care of all my insurance needs for my home, LLCs with rentals, condos, commercial and personal liability, etc...
