there is not enough info in the article, but I am certain that this guy will not get the house.First, in the best case, the guy has to occupy the house for 3 years without the owner disputing his occupancy and I doubt that will happen.

However, if it's the same John Hammond that has 100+ houses he might be a great resource.They have an in-house brokerage so doubt they'd refer anyone for that but maybe go on Realtor.com and search the houses you like to wholesale and see if there is a Realtor with a bunch of those kind of listings.

I understand that law makers are already looking at changing portfolio requirements for various holdings, mutual funds, banks, insurance companies, etc. where reserves are required.I doubt it will, in of itself, justify rates going up if they address issues responsibly.

Don't think the best of people instead THINK THE WORST.Then when the best happens you are surprised and if the worst happens you PLANNED ON IT.This is a much better approach to me than giving a benefit of the doubt and then being used and abused over and over.I tell my tenants and they know I will file dispossessory and then have the writ.If at anytime they lie or do not pay as agreed with the workout plan I will throw them out.They act differently when faced with tough choices.

There would be an add the rate for 90% ltv, there would be an add to the rate for MI because 90% needs MI, there would be an add to the rate based on credit score so given those details I will go with 5% before you see 3%.Also the add to the rate defers depending on if its lender MI or if its outside MI company so I doubt we will ever see 3%.
